Bluebell Walk Philosophy

Our philosophy is not short term profit but building long term value. Now talk is cheap so what does that mean in relation to Bluebell Walk?

It means that:

We will lean over backwards to fill the shops with interesting ventures even if that means much lower rents

If it does not work for you, you can just leave with no penalty at very short notice unless you have deliberately signed a longer licence

If we sense that the shops are not really working, we will do whatever we can to make it successful - if that means lowering all the rents to attract new tenants, including the rents of existing tenants on short licences, then we will do so.

We will raise rents annually in line with the Retail Price Increase (in June 2019 this has risen by 2.7% since June 2019) unless you have deliberately signed a longer licence on negotiated terms

If the scheme is very successful and we have a long waiting list of potential occupiers then we may increase the rents charged but this increase will NOT exceed (RPI + 10%). So, if the RPI has increased by 3% over the last year your rent could increase by a maximum of 13%.

This will NOT apply if you have signed a longer licence agreement

It means that you can ring us up if you feel unhappy and we will talk to you and try to be helpful

Yes, we are running a business to make a profit but taking a much longer view than is normal and placing an extremely high value on reputation and relationships with our customers ie the tenants of our shops.
