Aren't Shops Doomed?

Selling Goods

Well, if you just sell standard brand names you probably are doomed! People will use you as a free showroom then go home and buy it over the web more cheaply. In fact it is worse than that - they will stand in your shop and buy it over the web while you watch.

Ideally, the things you sell will be unique to you or you can match internet prices. And if you are already selling things on the web, you can use your shop as a base with extra sales to real people face to face. You can only trade from your garage or spare bedroom for so long.

Providing a Service

If you are providing a service, such as hairdressing I don't think you have much to worry about - robots will not be cutting hair or doing nails anytime soon (I know about this stuff - see mopeks for details). We are hopeful that service providers will make up a large proportion of our occupiers.

How Big is each Shop?

This will depend on pillar positions to some extent but approximately 20' X 12' to cover about 250 sq ft. Most standard shops are two or three times this with Rates bills to match.

How Much will I Pay?

The answer is a bit elastic, unfortunately. If you are in a terrible position right at the back on the top floor where nobody can find you then maybe £50 per week. But if you are right at the front facing Costa then ... a lot more!

But having said that, I am not greedy and will always try to do a deal if your ideas are interesting and you seem like a nice person!

Incentives

If you are one of our tenants and you introduce a friend who also takes a shop we will give you both three months rent free.

There is a slight snag: we need the new tenant to stay for at least three months and pay three months's rent with real money before we credit you both with the three months rent free!

Businesses we DON'T want!

Businesses which are ill defined. People need to know clearly what it is you are selling so they think of you as an old fashioned ironmonger or a hairdresser or whatever it is you specialise in - not as somebody who is just trying to sell a bit of everything.

Remember Woolworth? What exactly were they trying to sell? Miscellaneous junk, basically. And they went bust as a direct result.

Businesses we DO want!

We are looking for well defined interesting businesses which will attract people and fulfil a useful service to the local community. If your type of shop is not listed that may well mean we have not thought of it so email us or call.

My personal favourites are in red but don't let that put you off - most shoppers are women and they will see things differently.
